Multi-Housing News, Great American Living Awards, and Multifamily Executive Magazine Honor Fort Belvoir Military Family Housing
FORT BELVOIR, Va. — This fall, Fort Belvoir Residential Communities, a public‐private partnership between the US Army and Clark Realty Capital, received recognition from three leading industry awards systems for outstanding family housing and design; one for renovations completed at Woodlawn Village, one for forward-thinking universal design of its Wounded Warrior Home Project, and a Military Project of the Year award for the family housing community as a whole.

"The Army's Residential Communities Initiative program is committed to providing military residents on their installations a level of quality living space commensurate with those they are pledged to defend," expressed John Scharl, Program Manager, United States Army, Office of the Assistant Chief of Staff for Installation Management. "For those who provide the protection of our nation's citizens and all that that involves, the high quality Fort Belvoir homes and communities developed by Clark Realty are just one way the Army shows how grateful we all are for Service Members and their Families."

Belvoir's largest neighborhood, Woodlawn Village, earned Best Renovation from Multi‐Housing News Magazine's 2012 Design Excellence Awards. The neighborhood, which previously consisted of 444 apartment homes, was in disrepair and distanced from the rest of the Belvoir community. In an effort to restore the village, Clark held focus groups with families and completed pilot renovations to garner feedback from the community. This resident‐centered approach resulted in an innovative and eco‐friendly design that transformed the village into one of the Post's most desirable — evidenced by a boost in occupancy from 60% to 95%.

Also within the Woodlawn Village neighborhood, the Wounded Warrior Home Project's prototype Patriot Home was selected as a Great American Living Award winner for Best Design and Architecture — Universal Design in Housing. The Belvoir team used the accessible housing requirement stated in Residential Communities Initiative standards as an opportunity to redefine accessible housing. This vision became a collaborative effort to create two prototype single‐family homes — with 19 more planned on Post — aimed to address the wide variety of physical and mental injuries afflicting our nation's growing number of active‐duty Wounded Warriors.

A testament to the project's overall success, the Multi‐Family Executive awards honored Fort Belvoir with the Military Project of the Year. Fort Belvoir Family Housing includes 2,106 military homes across 15 villages, each of which has its own architectural identity, on Post. Throughout the course of the initial development period, Clark has restored 170 historically significant homes, constructed six neighborhood centers, and created a thriving, mixed-use central town center.

"Our judges had an extremely difficult task this year. The quantity of nominations received‐and there were more than 200 of them — reflect an industry that's firing on all cylinders again," said Jerry Ascierto, editor‐in‐chief of Multifamily Executive Magazine. "But the quality of submissions made this an even more difficult process and proves that this industry is about so much more than bricks and sticks — it's about passion and vision."

A leader in innovation and boasting an extensive history of "firsts," Fort Belvoir includes the first town center on a military installation and the first LEED® Platinum building in the Department of Defense portfolio. The community is now the flagship Army installation in the National Capital Region.
